Special Situations

Mission Peak Capital’s special situation investments include distressed or defaulted commercial mortgage loans, deep credit commercial mortgage-backed securities, and undercapitalized or undervalued fee simple commercial real estate. MPC has a strong track record of capitalizing on market inefficiencies, including the inability for traditional lenders and servicers to maximize value through repositioning and disposition strategies, and its ability to source both equity and debt investments through non-traditional and off-market transactions.

Value Add

Manufactured Housing

Mission Peak Capital acquired its first manufactured housing community (“MHC”) in 2012 and has since acquired eight additional communities and assembled a portfolio of ~2,000 home sites. At the end of 2015, MPC acquired a sizeable stake in Foresite Realty Partners LLC (“Foresite”), which manages the majority of MHC Holdings’ communities. Foresite is a national property management company with ~130 employees located across the United States. MPC’s ownership of Foresite allows for better operational transparency into a dedicated operations team, as well as accounting and HR resources and the ability to scale with MHC Holdings’ portfolio. MPC focuses on providing steady and strong returns through stable assets with significant value-add potential. MPC employs a value-add strategy to manufactured housing by improving stable assets with the addition of modern rental homes and participation in targeted marketing to increase occupancy. MPC cuts through the noise to focus on core credit fundamentals allowing borrowers to execute their business plans and MPC investors to earn attractive risk-adjusted returns.


Mission Peak’s investment team employs a top down streamlined evaluation and analysis process necessary to meet the varied timeframe and capitalization objectives of sellers and borrowers providing a high degree of certainty of close.

Real Estate Equity

Investments generally range from $3 to $50 million, primarily focusing on office, retail, industrial, and multifamily properties in Missouri, Kansas, Colorado, and Illinois and manufactured housing communities throughout the continental United States. Post-acquisition, Mission Peak implements value-add and repositioning strategies including: leasing, tenant relations, and capital improvements.

Real Estate Debt

Investments generally range between $5 to $35 million, primarily focused on providing transitional debt to borrowers in unique and/or time sensitive situations. MPC works with borrowers to provide a customized solution that balances the credit protection that MPC investors need, without compromising or impeding a borrower’s ability to execute its business plan. MPC utilizes its experienced team to do all underwriting and due diligence in house to close transactions in a timely manner. Further, MPC is there to assist borrowers through the life of the deal.
